Removing the old roof down to the decking and installing new underlayment, flashing, ventilation and shingles.
Signs it is time
- The roof is around 20 years old or more for standard asphalt shingles
- Curling, cupping or cracked shingles across several slopes
- Bald spots where granules have washed away
- Repeated leaks in different places
- Sagging rooflines or soft decking
- Widespread hail damage confirmed by an inspection
What a replacement involves
- Protection. Tarps over landscaping, a dumpster in the drive.
- Tear-off. Old shingles and underlayment are removed down to the decking.
- Decking check. Rotted or soft boards are replaced.
- Underlayment and ice shield, especially at eaves and valleys.
- Flashing, vents and drip edge installed new.
- Shingles laid and sealed, ridge caps finished.
- Cleanup with a magnetic sweep for nails.
Material choices
Architectural asphalt shingles are the most common choice in the metro. Impact-rated (Class 4) shingles resist hail better, and some insurers offer premium credits for them. Metal roofing lasts longer and sheds snow and hail well. Ask which suits your home and budget.
Questions
How long does a roof replacement take?
Most homes are done in one to three days, weather permitting.
Do I need to be home?
Not necessarily, but someone should be reachable, and pets and cars should be kept clear of the work area.
